Who we are

Markhel Realty is a sole proprietorship registered in the Philippines under 3447103, trading as Markhel Realty. Our responsible broker is Marvin Delgado, PRC licence 0026645.

Under the Data Privacy Act of 2012 we are the personal information controller for the data described here. That means we decide what is collected and why, and we are answerable for it.

What we collect

Three things, from three different moments.

When you send an enquiry. Your first and last name, and either an email address or a phone number — whichever you give us. Your message, the kind of enquiry it is, and the property it concerns. If you arrived through an agent's referral link, the referral code attached to it.

When you create an account. Your name, email address and password. Optionally a phone number, a photo and a short bio. If you are an agent or broker with us, your PRC licence number. We never see your password — it is handled by our authentication provider.

When you browse through a referral link. We record which property was viewed, when, and which agent's link brought you. If you are signed in at the time, that visit is linked to your account. This is how agents are credited for the introductions they make.

We do not run analytics, advertising pixels or any third-party tracking scripts on this site. There are none to turn off.

Why we hold it

To answer your enquiry and keep talking to you about it. To run your account. To credit the right agent when a referral leads somewhere. To keep records of transactions we are party to, which a licensed brokerage is expected to do.

We do not sell your information, and we do not send marketing you have not asked for.

Who else handles it

We use four services to run this site. Each one holds some of your data because it has to, not because we share it around.

Supabase stores our database and handles sign-in. Your account and enquiry records live there.

Cloudinary stores images and video — property photos, and any picture you upload to your profile.

Google carries our email. When you send an enquiry and we reply, that conversation passes through and is stored in a Gmail account we control.

Vercel hosts the website itself and processes the requests your browser makes.

These providers operate outside the Philippines, so your information is processed abroad. We use them under their standard terms, which oblige them to process data only as instructed.

How long we keep it

Enquiries are kept for two years after our last contact with you, so we can pick up a conversation where it left off and answer questions about a property you asked about.

Account information is kept while your account is open. Close it and we delete it, apart from records we are required to retain — mainly anything tied to a completed transaction or a commission that was paid.

Cookies

Only the ones that keep you signed in. They are set when you log in and cleared when you log out, and they do nothing else. We have no analytics or advertising cookies, so there is no consent banner — there would be nothing for it to ask.

Your rights

The Data Privacy Act gives you real control over your information. You can ask us to tell you what we hold about you, correct it if it is wrong, delete or block it, or give you a copy in a portable form. You can object to how we are using it. If something goes wrong and you are harmed by it, you have a right to be compensated.

To exercise any of these, email markhelrealtymarketing@gmail.com. We will come back to you within fifteen working days. If we cannot do what you ask, we will tell you why.

If you are not satisfied with how we handle it, you can complain to the National Privacy Commission at privacy.gov.ph.

Keeping it safe

Access to personal data is limited to the people who need it to do their job. Our database enforces those limits itself rather than relying on the website to be well behaved. Traffic to the site is encrypted. Passwords are hashed by our authentication provider and are not visible to us.

No system is perfect. If a breach happens that puts you at real risk, we will tell you and the National Privacy Commission within seventy-two hours of establishing it.

Children

This site is meant for adults buying, renting or selling property. We do not knowingly collect information from anyone under eighteen. If you believe we have, tell us and we will remove it.

Changes

If we change how we handle your information we will update this page and change the date at the top. If the change is significant, we will tell account holders directly rather than expecting you to notice.
