These are the terms you agree to by using this website. They are short on purpose. If something here does not work for you, tell us rather than assuming it is fixed.
Who you are agreeing with
Markhel Realty, trading as Markhel Realty — a sole proprietorship registered in the Philippines under 3447103, practising through Marvin Delgado, PRC licence 0026645.
Using the site means you accept these terms. If you do not, please do not use it.
What we do here
We list properties, answer enquiries about them, and act as a brokerage for people buying, renting or selling. The website is where you browse listings and start a conversation with us. It is not a place to complete a purchase — no money changes hands on this site.
About the listings
We take care with what we publish, and we would rather correct a mistake than defend one. But property details change. Prices move, units sell, developers revise plans and completion dates slip.
So treat everything here as a starting point, not a promise. Floor areas, prices, turnover dates, amenities and the sample computations are indicative. The sample computation in particular is a rough illustration using the rates we have on file — it is not a loan offer, and no bank is bound by it. Confirm anything you are about to rely on with us in writing before you act on it.
Photographs, floor plans and videos show the property or the development it belongs to. Some are supplied by developers and may show a model unit or an artist's impression rather than the exact unit on offer.
Your account
You need to be eighteen or older. Give accurate details and keep them current — we use them to reach you about properties you asked about.
Your login is yours. Do not share it. If you think someone else has got into your account, tell us straight away.
We may suspend or close an account that is being used to abuse the site, to misrepresent who someone is, or to game the referral programme. Where it is reasonable to do so, we will tell you why first.
Referrals and commission
Agents and users can share a referral link. When someone follows it and a transaction results, a commission may be credited through the network the referrer belongs to.
A few things worth being plain about. A referral is credited to the link that brought the visitor — if more than one link is involved, we decide which applies, and we will explain the decision if asked. Commission is only ever earned on a transaction that actually completes; an enquiry, a reservation that lapses or a sale that falls through earns nothing. Rates and tiers are set by us and can change, though a change will not be applied backwards to a deal already agreed.
Payments are made to the person the account belongs to, through the channel agreed with them, and only after the underlying transaction has settled. Taxes on what you receive are yours to handle.
Referral links are for genuine introductions. Spamming them, posting them where they are not wanted, or creating accounts to refer yourself will forfeit the commission and can close the account.
What you should not do here
Do not scrape the listings, try to break into parts of the site that are not yours, upload anything harmful, impersonate someone else, or use the site to do anything unlawful. Do not copy our listing content to republish it elsewhere as your own.
Our content
The text, photographs, video, floor plans and design on this site belong to us or to the developers who supplied them, and are protected by copyright. You are welcome to share a link to a listing. You are not free to copy the material itself for commercial use without asking first.
Where our responsibility ends
We are responsible for our own conduct as a brokerage, and nothing here limits liability for fraud, for death or injury caused by negligence, or for anything Philippine law does not allow us to exclude.
Beyond that: we are not liable for decisions you make on the strength of listing information without confirming it with us, for the acts of a developer, bank or third party you deal with, or for the site being briefly unavailable. We do not promise the site will be free of faults, though we will fix the ones we find.
Ending it
You can close your account whenever you like — email us and we will do it. We may close an account that breaches these terms. Commission already earned on a completed transaction survives the account being closed; anything pending does not, if the account was closed for abuse.
Which law applies
Philippine law governs these terms, and Philippine courts have jurisdiction over any dispute arising from them. Before it comes to that, please talk to us — most things are settled in a phone call.
Changes
We may revise these terms. The date at the top shows when they last changed. If a revision materially affects account holders, we will tell them directly rather than relying on this page being re-read.
